Directional Advisory Vote Now Open

Help Shape the Future of Our Clubhouse & Pavilion

Pine Mountain Club is entering an important decision phase. Repairs and maintenance to the Clubhouse and Pavilion can no longer be delayed — and your voice will help guide the direction.

 

🗳️ What This Vote Is (and Isn’t)

  • This is a non-binding directional advisory vote.

  • It does not approve spending.

  • It does show the Board which pathway the community prefers as planning moves forward.

📚 Background

Over the past two weeks, the Board hosted two town hall sessions reviewing:

  • Davis-Stirling and Corporations Code requirements

  • Kern County building limitations

  • PMC governing documents

  • Three potential pathways for Clubhouse & Pavilion repairs and upgrades

Repair & Upgrade Options

All expenditures, reserve items or special assessment items must be approved individually by the Board in Open Session.

Option A

Reserve Item Replacements & Essential Improvements

Focus: Address required reserve replacements while keeping changes minimal.
Goal: Maximize existing space without adding new amenities.

Examples include:

  • Reorganizing staff workspaces to better use existing rooms

  • Extending rooflines to reduce long-term maintenance

  • Increasing siding coverage to extend building life

  • Reorienting the kitchen for improved workflow

  • Adding a dumbwaiter to improve safety and efficiency

Option B

Strategic Upgrades Within Board Authority (Under 5% Cap)

Includes all of Option A, plus targeted upgrades the Board can approve in Open Session (up to 5% of the annual budgeted gross expenses).

Examples include:

  • ADA-compliant lobby bathroom upgrades

  • Passenger elevator for access between floors

  • Floor-to-ceiling windows/sliding doors overlooking golf course

  • Multi-purpose Pavilion flooring for fitness / dance classes

  • Mirrored wall in the Pavilion

  • Small gym space downstairs with access to pool bathrooms

Option C

Extensive Remodel (Requires Member Vote)

Projects in this category exceed the 5% cap and require:

  • A binding membership vote

  • A majority of a quorum (1,452 participants; 727 voting “yes”)

Important Note:
Due to seismic code requirements and the Clubhouse’s proximity to fault lines, it is highly unlikely that a fully new building could be permitted on the existing site.
